Scripts for the Day
Warm, not pushy“Welcome in — come on through. I’m glad you stopped by. The kitchen’s straight ahead, the backyard is just past it. Would you mind signing in over here? It’s how I let the sellers know who came through, and how I follow up if you have questions.” Make eye contact, smile, and step aside — let the home speak.
“Of course — that’s the whole point of an open house. Are you early in the search, or actively looking? Either way, I’d love to know what drew you to this neighborhood. If anything in here feels close to what you want, I can point you to two or three others that are similar.” Their answer tells you everything. Listen more than you talk.
“Before you head out — is there anything I can answer for you about this home or the area? And if it’s helpful, I can send over a short comp packet for what’s sold around here in the last few months. Just tell me where to send it.” A specific offer is easier to say yes to than “can I follow up?”
